Except that is not how it works.
That figure — the per sqft construction rate — is what builders charge for the structure and finishes that go into your livable space. It does not include the approval charges you pay the government, the compound wall and gate, the water sump and borewell, the external development outside the building footprint, or the interiors. In some quotes, it does not even include the staircase or the terrace parapet wall.

Why Per Sqft Rates Are Only Part of the Story
The per sqft rate is a legitimate and useful metric. It lets you compare the cost of the actual building structure across different contractors and packages. The problem arises when homeowners treat it as the total budget number because it never includes everything.
Think of it this way: if you are building a 30×40 house, the construction rate applies to the built-up area inside the four walls. Everything outside those walls — the compound, the gate, the driveway, the underground sump, the borewell, the BBMP approval fees, the architectural drawings, the soil testing, the electrical service connection — is additional, and is not captured at any per sqft rate.
There are also costs that vary so much by individual choice (modular kitchen, wardrobes, home automation, garden landscaping) that they cannot reasonably be bundled into a standard package rate.
What IS Included in the Per Sqft Construction Rate
When you receive a quote from us — or any reputable contractor — here is what the per sqft rate covers. Every item below should be listed explicitly in your contract with specific material grades and brands. A quote that does not have this level of detail is not a binding specification.
Structure and Civil Work
- Excavation and foundation (including footings)
- Plinth beam and slab
- Columns, beams, and roof slab for each floor
- Masonry walls (external and internal partition walls within the built footprint)
- Staircase (internal — within the building footprint)
- Parapet wall on the terrace (typically included up to 3 feet height)
Finishes
- Internal wall plastering
- External wall plastering and textured / sand-faced finish
- Flooring tiles for all rooms (ceramic or vitrified as per package specification)
- Bathroom wall tiling up to a specified height (usually 7 feet)
- Internal painting (two coats primer + two finish coats)
- External painting or texture finish
- Ceiling POP/gypsum (basic level — not false ceiling design)
Electrical and Plumbing
- Internal electrical conduit and wiring as per point plan
- Standard electrical points (light, fan, socket) per room as per point schedule
- Distribution board and MCB/ELCB protection (as per package tier)

The construction rate itself does not change dramatically by location within Bangalore — our materials, labour, and processes are consistent. However, location does affect some specific costs:
- BBMP approval charges: Based on guidance value, which varies by ward and locality. Higher-value areas like Koramangala and Indiranagar have higher guidance values and therefore higher approval charges.
- Borewell depth and cost: Varies significantly by area. In Sarjapur and Whitefield, water is found at 350–500 feet. In some North Bangalore zones, you may need 600–800 feet. This affects cost considerably.
- Site logistics: Narrow roads or congested localities (central Bangalore) increase material delivery costs and can add ₹50,000–₹1,50,000 to the overall project due to additional handling, smaller vehicle charges, and access permissions.

At The Urban Construction, we calculate the total built-up area — the sum of all floors including wall thickness, staircase, and covered areas like utility rooms. Some contractors quote on carpet area (interior usable area only), which gives a lower base but results in a higher effective rate when you account for the same walls, staircase, and structure. Always confirm which area the quoted rate applies to before comparing quotes.
How much does construction cost increase if I add a second floor (G+1)?
In most cases, the per sqft rate for the upper floor is 5–10% lower than the ground floor because the foundation and plinth work is already accounted for in the ground floor rate. A 1,200 sqft ground floor + 1,000 sqft first floor is not priced at 2,200 sqft × rate — the first floor rate is adjusted. We will specify this clearly in your project quotation.
Are there any GST or taxes on construction?
GST at 18% applies on services under a construction contract. For affordable housing projects (specific criteria apply), the rate may differ. In our quotations, GST is shown as a separate line item — our base package rates are quoted exclusive of GST. This is standard practice across the industry; any quote that says "all inclusive" should be verified carefully.
Can I provide my own materials to save cost?
You can supply certain materials — typically items like tiles and bathroom fittings where personal choice matters most. However, for structural materials (cement, steel, concrete aggregates), we recommend using our procurement channels.
