That figure — the per sqft construction rate — is what builders charge for the structure and finishes that go into your livable space. It does not include the approval charges you pay the government, the compound wall and gate, the water sump and borewell, the external development outside the building footprint, or the interiors. In most cases, the per sqft rate for the upper floor is 5–10% lower than the ground floor because the foundation and plinth work is already accounted for in the ground floor rate.
