A villa is not simply a larger house. The plot is bigger, the layout has more room to breathe, and the finishes are expected to match the scale of the investment. As a villa construction company in Bangalore, we plan every villa around these differences from the very first drawing, rather than scaling up a standard house design and hoping it holds together.
We have been constructing homes from our base in Sarjapur for more than 13 years, and villas are where our design and structural teams get to do their most detailed work: larger foundations, multi-floor structures, multi-car parking, landscaped setbacks, and premium finishes throughout.
Whether you already own a plot or are still finalizing one, we can walk you through what a villa build on it would look like, and what it would cost.
Villa clients tend to fall into one of three groups, and our architects design differently for each one.
Clean lines, open plan living areas, and large windows that bring in light without sacrificing privacy from the street.
Layouts that respect cultural conventions and Vastu, built with materials and proportions that age well.
G+2 and above villas designed for extended or multi-generational families, or a mix of own use and rental floors.
Most of our villa clients fall into a few groups. Families who have outgrown an apartment and want a home with a garden, a proper driveway, and room for parents or in-laws to live comfortably. Professionals who have been renting for years and are ready to build a home that reflects where they are in their career. And returning NRIs who want a family base in Bangalore that is finished to the standard they are used to abroad, built and supervised by a team they do not have to manage remotely.
Whatever the reason, the brief is usually similar: a larger, better finished home, delivered on a schedule you can plan your move around, without you having to personally coordinate every contractor along the way.
Our Luxury package, the one most villa clients choose, is priced at ₹2,899 per square foot and covers the full build from foundation to finish.
If your villa needs something beyond this list, such as a swimming pool, extended landscaping, or a home theatre, our team scopes it separately and adds it to your quote so the pricing stays transparent from day one. The same applies to multi-floor villas: the structural design and steel sizing are worked out for the full number of floors from the start, not added on later as an afterthought.
A look at the scale and finish we build to, from single-floor villas to multi-floor residences.
Our largest completed residence to date runs to a super built up area of over 6,000 square feet across a G+2.5 structure, and we have delivered residences up to G+5 off Sarjapur Road. You can see the full range of both finished and in-progress work on our completed projects and ongoing projects pages.
A villa is only as good as its finishing, so our construction team works alongside our interior design partners from the design stage onward rather than handing the project over once the shell is complete. Kitchen layouts, wardrobe placement, and false ceiling plans are considered while the structural drawings are still being finalized, so electrical and plumbing points end up in the right place the first time instead of being reworked later.
If you also want smart home features such as gate automation, app controlled lighting, or security cameras built in from the start, that wiring and infrastructure is easiest to plan during construction rather than retrofitted afterward. Our smart home construction package covers exactly this.
Villas need different planning than a standard house. We size the structure, layout, and services to match the scale of your plot from the start.
Asian Paints finishes, quality flooring, and a dedicated underground sump come built into the Luxury package, not offered as a costly add-on later.
If Vastu matters to your family, our architects plan the layout around it from the first drawing, not as an afterthought once the structure is up.

Villa plots often come with more moving parts than a standard site: layout approval status, khata classification, and setback rules can all affect what you are allowed to build and how tall. We review the plot documents early, alongside the sale deed and khata, so any issue surfaces before design work starts rather than after drawings are already done.
We also handle plan approval with BBMP or the relevant local authority as part of the build, so you are not separately chasing that process on top of managing the construction itself.
If your plot is under roughly 1,500 square feet and the brief is a comfortable family home, our standard house construction service and its Classic or Imperial packages usually make more sense. Villas tend to be the right call once the plot is larger, when you want a dedicated driveway and parking for more than one car, or when the finishes and fittings need to sit at the premium end from the start rather than being upgraded later. If you are not sure which side of that line your project falls on, tell us the plot size and what you have in mind, and we will give you a straight answer.
