What Actually Changes Your Final Cost

Four things move the number more than anything else: the package tier you choose, your total built-up area across all floors, whether you are building ground floor only or adding a G+1 or G+2, and any custom additions outside the standard package scope, such as a swimming pool or extended landscaping. Plot size alone does not determine cost, built-up area does, which is why two houses on identical plots can have very different final numbers depending on how many floors are built.

Costs That Often Get Left Out of a Quote

Khata transfer and property tax registration, BBMP plan sanction fees, borewell or water connection charges, and interior work beyond basic fittings are the ones that most often surprise first-time builders, because many contractors quote a rate per square foot that only covers the core structure and leaves these out entirely. The same four packages apply whether you are building under our residential construction or villa construction service, the difference is which package tends to fit the brief. Most residential clients land on Classic or Imperial, while villa clients on larger plots usually choose Luxury for the premium finishes it includes. Turnkey construction is quoted against the same packages too, just bundled with design and interior work under one contract. Commercial construction is the exception, since offices, retail, and industrial projects vary too much to fit a fixed residential rate and are quoted individually instead.

How Your Money Is Protected as Costs Are Paid

You pay 2% of the estimated project cost as a booking amount to begin. From there, payments move through an escrow-backed Track and Transact process, released stage by stage as work is actually completed, not upfront. This is the same transparency principle behind the fixed package rate: you should never be paying for work that has not happened yet.
